Our Multiple Listing Portal gives you access to customized searches and up to the minute listing updates. Our team will set up appointments to view any available properties. If you are out of the area, we are happy to film a video tour or Facetime you on a walk through.
Here we decide on a competitive purchase price, discuss possible contingencies, determine an earnest money amount to hold the property and a deadline for the sellers to respond.
Once both parties come to terms and an offer is accepted, we are under contract. You have the option to hire an independent licensed inspector to thoroughly inspect the property. The inspection can be a dynamic negotiating tool and will help determine whether to move forward with the purchase.
We will create a timeline of details and deadlines that must be met to complete the sale. This includes ordering an appraisal, title work, and completing your loan package.
A few days before the closing date we will conduct a final walkthrough of the property and you will receive your closing documents to review. Closing is complete once all documents are signed by both parties, funds are received and the sale is recorded at the county. Time to celebrate.
